When you see a crack in a wall, it is easy to assume the worst. But not all cracks are created equal. Some are harmless and purely cosmetic, while others may point to serious structural issues that could compromise the safety of your property.
At Higgins & Associates, we specialize in structural evaluations that identify the true nature of wall cracks, giving property owners, insurers, and contractors the insight they need to make informed decisions.

What Causes Cracks in Walls?
Cracks can appear for many reasons, including:
- Natural seasonal movement of the building over time
- Temperature and humidity changes
- Differential foundation movement due to differential supporting soil movement
- Poor construction techniques or materials
- Structural overload or water infiltration
Understanding what type of crack you are seeing is key to determining whether it is cosmetic or structural.
Cosmetic vs. Structural: Key Differences
Cosmetic cracks are surface-level and often appear in drywall or plaster. They are usually hairline thin, may run vertically or diagonally, and do not typically indicate a serious problem.
Structural cracks, on the other hand, may be wider, deeper, and may continue to grow over time. They often appear at corners of doorways and windows, or may appear in foundations and can signal underlying differential foundation movement or damage.
Warning Signs of a Structural Problem
If you notice any of the following, it is time to call in an expert:
- Cracks wider than 1/8 inch
- Cracks that are growing over time
- Horizontal cracks in basement walls
- Cracks accompanied by sloping floors or sticking doors
- Water leaking through the cracks
These signs could point to foundation movement, structural failure, or soil-related issues beneath the building.
