Water Intrusion – Parking Garage

We helped a property manager with some leaks and staining issues at new high rise condominium building in downtown Denver.

The Challenge

A new high rise condominium building was recently constructed in downtown Denver. After occupancy, the property manager observed leaks and staining both within the garage below the residential units, and on the amenity decks located above. While we evaluated the entirety of the building, this case study is specifically focused on concrete foundation wall evaluation within the subterranean portion of the parking garage.

Our Approach

We performed site visits to document the visible conditions, take measurements, and perform non- destructive testing to help determine what deficiencies existed at the property.

At the foundation wall we observed efflorescence and tan staining on the subterranean portions of the parking areas. Moisture readings were also taken and cracking was observed along the horizontal face of the walls. All of these conditions were consistent with a failure of the waterproofing system on the exterior side of the wall.

We also observed that the concrete flatwork and paver systems above were inadequately sloped to drain surface water away from the foundation wall, which in our experience often exacerbates water management issues.

The Results

Following our evaluation, we prepared a construction compliance report which included an explanation of the issues and recommendations for repairs. Negotiations for the precise repair scope are ongoing with the original contractor to determine the appropriate repair, and to help mitigate any potential legal claims regarding the observed deficiencies.
